Our updated proposal
The property is located on the corner of Old South Head Road and Albemarle Avenue and includes the former Caltex Service Station.
We have progressed our proposal for a retail and residential project in close consultation with the community and Council, designed for Rose Bay village, underpinned by the pillars of convenience, quality and sustainability.
The site is identified in Woollahra Council’s Development Control Plan 2015 as a ‘Key Corner Gateway’ site to the Rose Bay South Mixed Use Centre.
A key consideration for the design of this site has been, ensuring the project is respectful to the community and its neighbours and gives back through creating a positive experience for the visitors and residents through the landscaped open space, new housing and increased shopping options. On November 2023, the project reached a key milestone with the Sydney Eastern City Planning Panel recognising the proposal had strategic and site specific merit and recommending the proposal progress to Gateway Determination.
In February 2024, the Gateway determination from the Department of Planning, Housing and Infrastructure was issued for the planning proposal and the proposal was placed on public exhibition.
We are now progressing with the Development Application which further resolves the design from the planning proposal phase.
We are proposing a smaller scale Woolworths over two levels - around twice the size and range of Metro Rose Bay. This will provide the Rose Bay community with a well designed, high quality supermarket close to home, and access to great quality, range, and choice.
To help us deliver a retail and residential project that provides a quality contribution to Rose Bay village, we have partnered with award winning Sydney-based PBD Architects and are proposing:
13 boutique premium apartments above the Woolworths on two levels.
A green secured landscaped area to separate the development from near neighbours, with seating, trees, and landscaping.
Basement car parking with around 70 customer car park spaces including dedicated car park spaces for people with disability, Direct to Boot spaces and around 22 resident and visitor car park spaces.
Quality living
Our vision is to provide quality living for current and future residents wanting to stay within Rose Bay, and our plans include 13 boutique apartments.
The apartments have been designed to maintain privacy to nearby homes through a generous landscaped area, and set backs to each upper floor, away from the boundary. Landscaping has also been incorporated in balcony planter boxes on upper floors and around the resident podium roof space to create a visual link to the leafy surrounds.

100% of our supermarkets have programs in place to keep surplus food out of landfill, including our food rescue partnership with OzHarvest, and Food for Wildlife program with WIRES.
