Traffic and access
We are committed to providing a development that contributes to the community character and safety is paramount in the decisions made.
We understand that pedestrian and customer safety alongside understanding traffic flow and movements is important to the community, and it is a priority for us.
Our traffic studies identify that the previous service station use generated significant traffic at all hours of the day. Fewer traffic movements would be generated under the proposed use of the site in comparison to the previous service station use.
We have undertaken a traffic study, and consulted with Council, and Transport for NSW as Old South Head Road is not the responsibility of Council.
Parking
We are proposing car parking within a basement carpark, accessed at the Old South Head Road end of Albemarle Avenue.
Car parking includes around 70 customer car park spaces including five dedicated Direct to Boot spaces and car park spaces for people with disability, and 23 resident and visitor car park spaces.
Our plans also include around 14 bike park spaces and an e-bike charging station.
Safety considerations
The entrance for delivery trucks is separated from the customer car park entrance to ensure good safety outcomes.
The car park entrance ramp has been designed to Australian standards, to ensure good visibility of pedestrians along Albemarle Avenue, including a minimal gradient for the first 6 metres from the boundary.
Landscaping in the adjoining pocket park has been designed away from the car park, to ensure there are no visual obstructions for pedestrians or vehicles.
As part of detailed planning for the site, a Plan of Management will be included in our future Development Application, which will likely include specific safety measures such as signage and signalling to alert pedestrians, and ensuring deliveries take place outside of school pick up and drop off peak periods.
Traffic flow

Our traffic studies identify that traffic flow at the intersection at Old South Head Road and Albemarle Avenue would be supported by a dedicated right hand turning bay into Albemarle Avenue when travelling south along Old South Head Road. This is subject to approval from Transport for NSW.
Deliveries and site servicing
The main access route to the loading dock for deliveries and waste collection is proposed via the intersection at Old South Head Road into Albemarle Avenue, rather than travelling the length of Albemarle Avenue.
Deliveries will take place within an enclosed, acoustically protected loading dock to minimise noise to nearby neighbours.
All delivery vehicles, including waste and recycling trucks, will be able to enter and exit the loading dock in a forward direction.
Deliveries will not take place before 7am or after 9pm.
